Jumbo home financing

Competitive pricing.
Value beyond the rate.

You know what it takes to buy a home. For your next one, you want competitive terms and a team whose judgment, communication, and attention to detail are worth having beside you. We’ll help you compare the full value of your financing.

Explore a payment scenario

Compare the whole offer

Four things a good jumbo offer should answer.

Ask lenders to price the same loan amount, term, and rate-lock period. Then compare these four areas together.

01 · Rate & fees

What does the pricing really cost?

Compare rate, discount points, lender fees, and credits. A lower rate with a larger upfront cost may or may not fit how long you expect to keep the loan.

Ask: “What would this offer look like with fewer points?”

02 · Liquidity

How much cash stays available?

Put down payment, closing funds, and required reserves side by side. Consider the cash you want available for your other plans.

Ask: “What changes if I keep more cash and put less down?”

03 · Loan structure

How does it fit your time frame?

Compare the term, fixed or adjustable rate features, and payment changes. Review any prepayment terms and how the loan fits your expected time in the home.

Ask: “What could change after closing, and when?”

04 · Execution

What needs to happen before closing?

Clarify income documentation, appraisal requirements, lender conditions, and the rate-lock deadline. If you’re selling another home, include that timing.

Ask: “Which details could affect our closing date?”

Jumbo requirements vary by lender. Your loan amount and the applicable conforming limit—not the purchase price alone—determine whether the financing is jumbo.

Make the full picture clear

More than a larger loan amount.

Understand your income story

Salary, bonuses, commissions, stock compensation, or business income may require different documentation. We’ll discuss how a lender reviews the income you expect to use; not every income source is treated the same way.

Choose how to use your cash

Compare down payment choices alongside reserves, other commitments, and the liquidity you want to maintain. Coordinate any investment or tax decisions with your own advisers.

Prepare for your next move

If you already own a home, discuss sale timing, existing housing costs, and how carrying both homes may affect a lender’s review. Bring the timing questions into the conversation early.

A conversation worth preparing for

Start with your goals and a rough picture.

Your target price range, timing, income sources, and preferred cash contribution are useful starting points. Your broker can then explain what documentation a lender will need. Share documents only through the secure application process.

Our calculator can help compare payment scenarios. For a larger home, replace its starting taxes and insurance assumptions with property-specific figures; the calculator does not determine jumbo eligibility or quote lender terms.
